We talk through what's in the home and your timeline, then walk through in person. You set aside anything the family is keeping, and you get a written agreement before anything is sold.
We catalog & sell online
We photograph, research, and price each item or lot. Smaller items and collectibles sell on our live Whatnot shows. Furniture, tools, and household goods go into a timed online-only auction.
Shipping, pickup & payout
We pack and ship Whatnot sales to buyers nationwide. Larger auction items are picked up by local buyers on scheduled, supervised pickup days, usually Thursday evenings and Saturday afternoons. You never have to deal with buyers. We help clear what's left, and you get an itemized report and payment within 14 days of the final pickup.

You pay nothing upfront
- Online estate sales are commission-based: we earn a percentage of what sells, so we're paid only when you are.
- We cover listing, platform, and payment-processing costs and pickup-day staffing out of our commission.
- A minimum commission applies to smaller sales, and you'll see it in writing before you sign.
- Cash buyouts are a flat offer with no commission.
- We quote leftover options (buyout, donation pickup, or haul-away) upfront.

Frequently asked questions
Do strangers walk through the house?
No. Smaller items are shipped to buyers, so those buyers never come to the house. For larger items, local buyers come only during scheduled pickup windows to collect items they've already paid for, and our staff supervises every pickup.
Is the auction held in person?
No. All of our auctions are online-only, and we never take bids in person. Smaller items also sell on our live online shows and eBay and are shipped to buyers.
What does it cost?
Nothing upfront. Online sales are commission-based with a minimum for smaller sales, and cash buyouts are a flat offer. Your exact terms are in your written agreement before anything is sold.
How and when do I get paid?
Within 14 days after the final pickup, you'll get an itemized sales report along with your share by check or ACH.
Do I need to be there?
No. Many clients are out-of-town family members or executors. We'll agree on access, keys, and pickup times upfront and keep you updated.
Do you ship, or is everything picked up?
Both. Smaller items sold on our Whatnot live shows are packed and shipped to buyers nationwide. Furniture and other larger items sold in the online auction are picked up locally. Either way, you never have to deal with buyers.
When are pickup days?
Pickup days for larger auction items are scheduled after the auction closes, usually on Thursday evenings and Saturday afternoons. Buyers come only at their assigned time, and only for items they've already paid for.
What areas do you serve?
Conroe, The Woodlands, Montgomery, Spring, Magnolia, Willis, and nearby communities in Montgomery County and north Harris County. If you're outside the area, ask anyway and we'll point you to someone who can help.
What about items the family wants to keep?
Remove or clearly mark them before cataloging begins. We'll help you set up a "do not sell" area.
What happens to whatever doesn't sell?
You choose the plan in advance: we can make a buyout offer on the leftovers, arrange a donation pickup (with a receipt), or schedule a haul-away.
What if my estate isn't a good fit for an online sale?
We'll tell you honestly and connect you with a trusted local full-service company. We may receive a referral fee from them, and it never adds to your cost.
Can you take a storage unit, garage, or partial household?
Yes. Storage units, garages, and partial downsizes are often a good fit for an online sale or a cash buyout.
Do you handle the house itself?
No. We handle personal property only. We don't list, sell, or refer real estate.
